What is included in my selling fees?

If you choose the online service the £275 fees include;

  • Rightmove listing
  • Capsel Homes website listing
  • Social media listing
  • Email and telephone support

A valuation, photography, floor plans, energy performance certificate and accompanied viewings can be added to this service for an additional cost.

How long does it take for my property to go onto Rightmove?

We aim between 7-14 days , this allows us to visit your property to check the information you have provided.

When will I have to pay?

What package you choose determines when you pay. If you opt for the online service this is an upfront fee you pay when uploading your property. If you choose the full service then the fee will be paid upon completion of the sale.

Do I need an EPC?

Although there are a few exemptions such as a listed building generally an EPC is required every time a home is put up for sale and you must have one to show to potential buyers.

Will I get a for sale board?

Yes and we even let you choose the colour.

Can you carry out viewings for me?

If you choose the full service option viewings are carried out as part of the package. If you are selling your home online, you will need to add accompanied viewings onto your package as an extra if you would like us to do viewings on your behalf.

What is the average timescale from sale to completion?

The average time is approximately 3 months, however this is dependent upon many factors and no sale is guaranteed.

I haven’t got a solicitor to sell my property, can you help?

We suggest that you use a reputable Solicitor or a Property Conveyancer as they are familiar with property sales.   We don’t provide details or have any arrangements with solicitors but you can find details of companies close to you on the web.

What happens if I do not sell my property?

You don’t have a time limit of how long your property remains on the market, if you want to sell but are finding it difficult , then contact us and we will arrange an appointment to visit you to discuss your options. You can remove your property from the market at any time, you have to provide 14 days’ notice to us, just contact us to let us know.

Yes! All transactions and personal information is regulated by the new General Data Protection Regulations 2018 .

My property is already on the market can i use Capsel Homes?

Yes, we don’t charge you an additional fee if you are on the market with another agent. However you may need to check with your existing agent or a previous agent that they won’t charge you more, or that the contract you signed has locked you into paying them commission, even if you sell your own home. You may be subject to their fees if a buyer they have introduced comes back to you via your online service.  We would always suggest you seek legal advice if in doubt.
